Cracked or slipped interlocking tiles
Concrete tiles get brittle with age and crack under a foot or a falling branch. Marley Ludlow Major, Redland 49 and Sandtoft Standard Pattern are all still findable new or reclaimed, so single-tile swaps are usually straightforward.
Ridge and verge mortar gone
Cracked bedding lets wind under the ridge. We take the loose section off, clean the tiles and re-lay them dry-fixed to BS 5534 rather than putting fresh mortar over a sixty-year-old problem.
Perished underlay at the eaves
Bitumen felt goes brittle in the first metre above the gutter, where it sees the most sun and frost. A localised felt repair with a support tray keeps an otherwise sound roof going.
Flashings and abutments
Cement fillets crack, thin lead splits along a fold. We replace with code 4 or code 5 lead in bays of no more than 1.5m so it can move without tearing.
Valleys and junctions
Estate semis with an L-shaped plan collect leaf litter and moss in the valley. Clearing, re-lining or replacing a valley is a common single-day job.

Repairing a roof that is already old
Nearly every repair we do in the estates is on a covering with a known age. Concrete interlocking tiles run to 50 or 60 years; the felt beneath them was built for about 30 and is often on its second lifetime. So a new flashing on a 55-year-old roof is still a good repair — lead outlives everything around it — while a fourth patch to the same stretch of eaves felt in five years is money going nowhere.
Our rule of thumb is arithmetic, not opinion. If the repairs a roof will plausibly need over the next five years add up to more than about a third of the price of replacing it, we say so and show the sums. If they do not, we repair it and come back when it needs us. Neither answer costs you anything to get.
