A re-roof is rarely triggered by one dramatic failure. It is a pattern: a repair every winter, felt shedding black crumbs into the loft, tiles lifting after every gale.

Basingstoke expanded under the London overspill agreement of the early 1960s, and the estates followed in a rush — Popley, South Ham, Winklebury, Brighton Hill, Buckskin, Oakridge, then Chineham into the 1980s. That build-up fails in a predictable order. The felt goes first, usually between 30 and 50 years, turning brittle and splitting at the laps. The mortar goes next, cracking away from the ridge and letting wind under the tiles. The tiles are last, and many are still serviceable at sixty. So the roof that is leaking is usually not the roof that has worn out — which is why guessing costs money.

Strip and inspect

Tiles, battens and old felt removed to the rafters. Rafter feet, wall plates and any rot priced per timber at the rate stated on your quote.

Breathable membrane

A vapour-permeable underlay replaces the old bitumen felt, letting moisture out of the loft instead of trapping it — the biggest single improvement in the job.

Graded battens and proper fixings

Treated battens graded to BS 5534, with tiles nailed and clipped to a fixing schedule calculated for pitch and exposure.

Dry ridge and dry verge

Ridge tiles screwed to a batten over a ventilated roll; verges capped with dry verge units. No mortar means nothing to crack or repoint later.

Tiles or slate

Marley, Redland or Sandtoft concrete for like-for-like, clay around the town centre and Old Basing, fibre cement or natural slate where the original was slated.

Leadwork and eaves detail

New code 4 or code 5 lead to chimneys and abutments, eaves support trays over the fascia, and ventilation at eaves and ridge.

Terraces, semis and the neighbour's half

Estate housing brings its own practicalities. On a semi you are re-roofing half a roof, so the new covering has to close cleanly against an old one at the party line — we bring the membrane and a soaker detail up to the wall rather than smearing mortar across the join. On a terrace, scaffold has to be agreed with whoever lives either side, and access to rear slopes often runs through a shared path. None of that is difficult; all of it is worth sorting before the skip arrives.
