Why the gutter is the thing that matters
On a domestic roof a blocked gutter marks a wall. On a distribution shed a blocked valley gutter fills, backs up over the sheet upstand, and empties inside — over racking, over stock, and over whatever the tenant is storing beneath it. The insurance claim from a single blocked outlet routinely exceeds the cost of a decade of inspection visits.
Long internal gutters collect everything: leaves, moss washed off the sheets, silt, bird nests, and dropped fixings from previous works. Outlets are the pinch point, and they are almost never visible from ground level, which is exactly why they go unchecked until the day they matter.
Where a gutter leaks at the joints but remains structurally sound, lining is quick and undisruptive: a seamless membrane bonded in and dressed over the outlets, done bay by bay without opening up the roof. Where the steel has corroded through, replacement means lifting the sheets either side, and the price reflects that.
Working above a live operation
Distribution buildings rarely want to stop. Work gets sequenced around shift patterns and loading bay activity, racking beneath the work area is sheeted or cleared with the tenant's warehouse manager, and access is agreed so that a MEWP is not parked where the artics need to turn.
Fragile roof discipline applies throughout — staging spanning the purlins, rooflights covered before anyone works near them, and edge protection or a man-safe line at the perimeter. On a roof this size the fall risk is not concentrated at the edge; it is spread across every rooflight in the middle.

Access method drives a large share of these figures. A roof reachable by MEWP prices very differently from one needing staged access across fragile sheets.
Budgeting rather than reacting
The reason surveys are worth paying for on a building this size is that they turn roof spending into a plan. A photographed condition report that separates what needs doing this year from what can be watched and what should be budgeted for in three years lets a facilities team defend the number, which is usually the actual obstacle to getting the work approved.
It also settles arguments about dilapidations. A dated condition record at the start of a lease is worth a great deal at the end of one, in both directions.
