Extras that are cheap now and expensive later

Almost everything on the outside of a house is easier to reach when the scaffold is already there. Scaffold is 13–18% of a re-roof, and paying for it twice is the most avoidable waste in this trade. These are the add-ons worth pricing at the same time.

The lines to check on any roofing quote

Two quotes for the same roof can be £3,000 apart and both be honest, because they are not quoting the same work. Before comparing totals, check five things. Is scaffold in the price or excluded? Is the underlay a breathable membrane or a cheap non-breathable one? Are the ridges and verges dry-fixed or bedded in mortar again? Is the tile named — brand, model and colour — or just 'concrete tile'? And what is the stated rate if rotten timber is found, because a quote that stays silent on that is not a fixed price at all.

The other question worth asking is what is deliberately excluded. Ours say so in writing: VAT status, the chimney if it needs more than flashings, asbestos if any is found, and internal decoration. A quote with no exclusions has usually just not thought about them yet.
