Moss on old concrete tiles is telling you something
The cement between the sand grains in a concrete tile erodes over decades. The face roughens and the tile starts holding water instead of shedding it. Moss arrives because the conditions suit it — north-facing slopes, shaded by trees or a neighbouring house, on tiles whose surface has gone.
So the moss is worth removing, but the reading matters more. If we scrape a roof and find smooth, sound tile underneath, that is a roof with plenty of life and cleaning it every five years is sensible maintenance. If we scrape it and find aggregate standing proud and grit coming away with the moss, the moss was a symptom and the covering is nearing the end. What moss actually does to a roof
Blocks the interlock
Interlocking tiles drain through a side channel. Packed with moss, that channel pushes water sideways under the next tile instead of down the roof — the most common real damage moss does.
Dams the gutters
Clumps break off and wash down. A blocked gutter overflows against the fascia and the wall below, which costs far more to put right than the cleaning would have.
Holds water against the tile in frost
A saturated moss mat keeps the tile face wet through a freeze. Repeated freeze-thaw accelerates the surface erosion that let the moss take hold in the first place.
Adds weight
Soaked moss over a whole roof is a real load, though on a sound structure it is rarely the deciding problem. It matters most on shallow-pitch and older cut roofs.
Hides what is underneath
You cannot assess tile condition through a green mat, which is why a clean is often the first step before anyone can sensibly quote a repair.

How we do it, and when we would say leave it
Moss comes off with a hand scraper and a stiff brush, working down the roof, with debris bagged rather than left to find its own way into the gutters. Valleys and gutters are cleared afterwards and the downpipes flushed. Where growth is heavy, a spray-applied biocide left to work over the following months keeps it down without further scraping. What we do not use is a pressure washer — on old concrete tile it strips whatever surface is left and drives water up under the laps.
There are roofs we would rather not clean. If the tiles are already spalling and shedding aggregate, scraping removes more material and gains little. On a roof two or three years from replacement, £600 of cleaning is £600 off the re-roof budget.
